How do I arrange a viewing?


To book a viewing, click 'Book a Viewing' on our website or call us at [07490 232643]. 

It’s best to have your group present to decide together. If you're not in a group, we can help connect you with others.

Reserving House

How do I reserve a property once I've chosen one?

After choosing a property, provide your group’s names, mobile numbers, and email addresses. We’ll send you an application, tenancy agreement, and guarantor agreement, along with deposit payment details. Paying the deposit secures your house.

Deposit

Is my deposit protected?


Yes, all deposits are protected by the MyDeposits scheme, a government-approved deposit protection service. You will receive confirmation once the deposit is registered.

Staying On

Can I stay in the same property for another year?


Yes, if your whole group wants to stay on, or if you can form a new group, you can renew the tenancy for another year. Let us know as early as possible to secure your place.

Changed Mind

What happens if I change my mind after signing the contract?


If you need to pull out of a tenancy before it starts or once it has begun, you or your group will need to find a replacement tenant. Once they sign a new contract and pay their deposit, you will be released from your obligations.

What utilities are included in the rent?


The rent covers all essential utilities, including gas, electricity, water, TV licence, and high-speed internet.

TV licence covers both communal areas and individual rooms, as your property has a joint tenancy agreement.

Condensation and Mould Prevention in Your Cheltenham Student House

How do I reduce condensation and mould in my Cheltenham student house?


To prevent condensation and mould, manage the temperature and humidity in your home. Each person in the house contributes around 2 liters of moisture per day through everyday activities like cooking, showering, and boiling the kettle. This moisture can cause condensation to form, especially on cold surfaces like windows and outside walls.
Here’s what you can do:

  • Dry clothes outside/Use tumble dryer whenever possible or take them to a laundrette. Avoid drying clothes on radiators.
  • Use the trickle vents on your windows and keep them open to improve airflow.
  • Turn on the bathroom extraction fan when showering to remove excess moisture.
  • Turn on the kitchen extraction fan when cooking to remove excess moisture
  • Maintain a steady temperature: The World Health Organisation (WHO) recommends a room temperature of 18°C in winter. Set your heating to a low, consistent temperature to prevent condensation.

Moving In

What happens on moving-in day?


Before moving in, make sure you’ve paid your deposit and first month’s rent. Our inventory agent will contact the lead tenant to arrange the handover of keys. The property will be professionally cleaned, and you will receive an inventory list to sign, which will include the condition of the property and meter readings.

Rent Payments

What happens if I pay my rent late?


Rent payments over 14 days late will incur interest at 3% above the Bank of England’s base rate, as per your tenancy agreement. Pay on time to avoid extra charges.

Parking

How do I pay for my parking space?


You can apply for parking permits through Gloucestershire County Council’s MiPermit service. Two parking permits are available per household. You will need to provide your council tax number to apply.

Damages

Who is responsible for damages in my Cheltenham student house?

 

  • In your room: If you or your guests cause any damage, you are responsible for fixing it or covering the costs.
  • In communal areas: If the responsible tenant doesn’t come forward, the cost will be split equally between all tenants.

Council Tax

Do I need to pay council tax?


Full-time students are exempt from council tax. Provide your student ID or exemption certificate to Cheltenham Borough Council. Part-time students and young professionals may be liable but could get a 25% discount if you’re the only liable person in the household.

Bin Collection

Where do I find bin collection dates for my property?
Your bin collection dates are displayed on your house noticeboard. For special collections, check the Cheltenham Borough Council website.

What happens if my bins are not collected?
Occasionally, bin collection may be delayed due to weather or holidays. You can report missed collections here.

How can I keep the kitchen clean in my student house?


Keep your kitchen spotless with these easy tips:

  • Daily: Clear the draining board, wash up any leftover dishes, and wipe the sink and taps.
  • Weekly: Clean countertops, the hob, and the fridge. Empty the bins and wipe it down. Keeping on top of this helps maintain good relations with neighbors and quality of life. Don’t forget to wipe down kitchen cupboards and appliances.
  • Monthly: Use an oven cleaner to tackle the oven. Oven Pride works well for deep cleaning.

Following these routines will help you keep on top of kitchen cleanliness and avoid build-ups of dirt and grease.

 

How do I keep the bathroom clean?

  • Daily: Remove hair from the drain after each use with a hair catcher.
  • Weekly: Spray bathroom cleaner on surfaces like the shower, sink, and toilet. Rinse them off with water and wipe them down.
  • Tip: Use different microfiber cloths for each area (e.g., sink, toilet, shower) to avoid cross-contamination.

Reducing Bills

How can I reduce energy bills while keeping the property warm and damp-free?


Set your thermostat to 18°C during the winter months as recommended by WHO. Keep the heating on at a low constant temperature rather than turning it off completely. 

Check your meters to track your energy usage and minus it against your initial meter readings in your inventory report. Adjust your habits accordingly.

Fire Alarm Beep

Why is my fire alarm beeping?
Intermittent beeping usually means the backup battery needs replacing. It's the tenant’s responsibility to replace the battery.

How do I change the fire alarm battery?

  1. Open the alarm’s battery compartment (a flathead screwdriver or a knife can help). 
  2. Remove the old battery and insert a new 9-volt one.
  3. Press the test button to ensure it works.

If the beeping continues, contact us for assistance.

Locked Out?

What should I do if I lock myself out?

  • During working hours (9am-3pm): Send us a message, and we’ll assist you as soon as possible.
  • Outside working hours: Try contacting your housemates first. If you can’t get back in, you may need to stay with a friend or family member until you can access the property.

Blocked Drain

What do I do if my drain is blocked?


First, try removing any visible blockages such as hair or debris. If that doesn’t work, use a drain unblocker or plunger to clear the blockage.

When to Contact

When can I contact you if I have an issue?


Our working hours are between 9am-3pm, Monday to Friday. Non-emergencies should be messaged/emailed. Please only call us outside of these hours in case of an emergency.

Tenant Disputes

What do I do if I have a problem with a tenant?


If you have issues that cannot be resolved amicably, please contact us with the details, and we will assist in resolving the matter.

Moving Out

What happens on moving-out day?


Before the last day of your tenancy, ensure that:

  • The property is cleaned to the same standard it was when you moved in.
  • All personal belongings are removed, and any damage caused is repaired or paid for.
  • The garden is tidy and all bins are emptied.

A checkout inspection will be conducted with an inventory agent to finalize everything.
