Do I need to pay council tax?

If everyone in the house is a full-time student, the property is exempt from Council Tax. In Cheltenham, your student ID is normally enough to sort this with the council, and if they need extra proof they may ask for a Council Tax exemption certificate from your university or college. If there’s a part-time student or professional living in the property, it generally won’t be fully exempt, but you may still get a discount (for example, if there’s only one non-student adult).

What happens if I pay my rent late?

Rent payments more than 14 days late will incur interest at 3% above the Bank of England’s base rate, as outlined in your tenancy agreement.

What happens on moving-in day?

Before moving in, make sure you’ve paid your deposit and first month’s rent. Our inventory agent will contact the lead tenant to arrange key collection. You’ll also receive an inventory to sign confirming the property’s condition.

When will I get my deposit back?

After your tenancy ends, we’ll complete the check-out and confirm any proposed deductions (if applicable) and the amount to be returned; once we’ve both agreed the figure, we’ll refund your deposit directly within 10 days. Your deposit is protected under a government approved scheme, and if we can’t agree on deductions you can use the scheme’s dispute resolution. The disputed amount is held by the scheme until it’s resolved.
