How do I reserve a property once I've chosen one?
After choosing a property, provide your group’s names, mobile numbers, and email addresses. We’ll send you an application, tenancy agreement, and guarantor agreement, along with deposit payment details. Paying the deposit secures your house.
Is my deposit protected?
Yes, all deposits are protected by the MyDeposits scheme, a government-approved deposit protection service. You will receive confirmation once the deposit is registered.
Can I stay in the same property for another year?
Yes, if your whole group wants to stay on, or if you can form a new group, you can renew the tenancy for another year. Let us know as early as possible to secure your place.
What happens if I change my mind after signing the contract?
If you need to pull out of a tenancy before it starts or once it has begun, you or your group will need to find a replacement tenant. Once they sign a new contract and pay their deposit, you will be released from your obligations.
What utilities are included in the rent?
The rent covers all essential utilities, including gas, electricity, water, TV licence, and high-speed internet.
TV licence covers both communal areas and individual rooms, as your property has a joint tenancy agreement.
How do I reduce condensation and mould in my Cheltenham student house?
To prevent condensation and mould, manage the temperature and humidity in your home. Each person in the house contributes around 2 liters of moisture per day through everyday activities like cooking, showering, and boiling the kettle. This moisture can cause condensation to form, especially on cold surfaces like windows and outside walls.

What happens on moving-in day?
Before moving in, make sure you’ve paid your deposit and first month’s rent. Our inventory agent will contact the lead tenant to arrange the handover of keys. The property will be professionally cleaned, and you will receive an inventory list to sign, which will include the condition of the property and meter readings.
What happens if I pay my rent late?
Rent payments over 14 days late will incur interest at 3% above the Bank of England’s base rate, as per your tenancy agreement. Pay on time to avoid extra charges.
How do I pay for my parking space?
You can apply for parking permits through Gloucestershire County Council’s MiPermit service. Two parking permits are available per household. You will need to provide your council tax number to apply.
Who is responsible for damages in my Cheltenham student house?

Set your thermostat to 18°C during the winter months as recommended by WHO. Keep the heating on at a low constant temperature rather than turning it off completely.
Check your meters to track your energy usage and minus it against your initial meter readings in your inventory report. Adjust your habits accordingly.
Why is my fire alarm beeping?
Intermittent beeping usually means the backup battery needs replacing. It's the tenant’s responsibility to replace the battery.
How do I change the fire alarm battery?
